Roofing on the Isle of Dogs
Most of the Island's housing went up between the 1980s and the last few years, as the Docklands were redeveloped. That means flat and shallow-pitch roofs, single-ply membranes, roof terraces and balconies, and box gutters tucked behind parapets — a very different proposition from the Victorian terraces that dominate the rest of the borough, although Cubitt Town still has older pockets of exactly those.
Modern roofs fail in modern ways. The membrane itself often has years left in it, but the joints, upstands and details around terrace doors give out first. Ponding water sits on flat roofs that have lost their fall. Rooflights leak around their kerbs and seals. And with so much construction on the Island, gutter outlets and downpipes regularly block with building dust and debris, sending water somewhere it shouldn't go. On the older Cubitt Town terraces it's the more familiar list: slipped slates, tired flashings and crumbling ridge mortar.

We repair and replace flat roofs and membranes, re-dress upstands and terrace details, sort ponding and rooflight leaks, and clear and repair box gutters and outlets. Where a leak has been "fixed" before and keeps coming back, our roof repair service starts with finding the real entry point rather than re-sealing the wet patch.
A lot of Island property is leasehold, so alongside individual owners we work with freeholders, RTM companies and managing agents — written quotes, photo reports and invoices that stand up at a board meeting. One honest note: on taller blocks, safe access is often the biggest cost on the job, so if the work needs scaffold or a cherry picker we say so and price it clearly up front.
